Our contribution to the GUN Project

We present the GUN project, an addition of value to cultural heritage.

 

 

The GUN project required the preservation of a property of cultural interest through the intervention of the heritage complex, but adding a new volume in height that would highlight its historical significance and give it validity in the context of the 21st century.

The property to be preserved was the Lanzetta house, built in 1967 by the renowned Colombian architect Guillermo Bermudez in one of the best areas of the city. The house has a value architectural notable and was declared a Site of Cultural Interest of the District, showing historical, aesthetic and symbolic importance for Colombia.

Given that cultural heritage must ensure its validity to be preserved over time, we sought to take advantage of the space through the implementation of a 6-story building that is volumetrically integrated to generate a new appropriate and dynamic reality. 

For the proposal, the heritage values of the property, the regulatory determinants of the city and the interests of the client within the framework of an appropriate and innovative project.

The stages of the project

In echeverrimontes we were consulted by our trajectory in intervention and preservation in the development of comprehensive projects that promote conservation and the sustainability of assets of cultural interest. The challenges of this stage were two:

  • The reclassification of the house to bring it to the appropriate level as patrimony architectural.
  • Propose a volumetry that integrates the good patrimonial with a contemporary component to generate an appropriate, innovative and dynamic reality.
In this way, the development potential could be reconciled contextually and the burden represented by the declaration of the property as an asset of cultural interest, achieving a compositional balance and economic and regulatory viability.

The initial analysis scheme presented raised general considerations of both volumetry and areas to calculate development potential.

After the analysis of potentials, it was possible to socialize with the technical team of the District Institute of Cultural Heritage, and to make progress on the regulatory conditions to make the project viable.

A project, an experience

The entire process with the client was very satisfactory. The management of the project was carried out jointly with the legal team and the client to advance before the responsible institutions.  

If two words had to be highlighted from the entire work, these would be trust and commitment. Furthermore, the exchange was extremely fruitful and tinged with creativity, a high level of management and, in the end, very successful.

I would like to highlight the enormous capacity for innovation, originality and argumentation in the face of the different challenges and realities assumed by the team. With a unique skill, very complex problems were solved, both in appearance architecturalO (from the constructive to the normative) as in project management. A persevering, talented and resourceful team achieved the complete success of this exciting project.
